Every row is one home: where it is in the sale, whether the photos showed a household still living there, a move size from S to XL, and the name for the label. The traced row shows what skip trace adds when you ask for it. The size is a rough read from the photos, not a quote. It tells you who to call first; the estimate call still sets the crew and the truck.

Why bought lists waste postage

You’ve paid for a list that was already old.

A purchased file is a snapshot. We watch the listings instead, so the card goes out while the household is still there.

The list is last season’s

By the time a bought file lands on your desk, half the homes have closed or were never listed at all. You pay postage on moves that already happened.

Empty houses look like full ones

An empty house has the same address as a full one. Unless someone looks at the photos, you stamp homes nobody is moving out of.

Nothing tells you how big

On a raw list a studio and a five-bedroom look identical. You find out on the estimate call, after the route is already spent.

Coming soon, for sale, under contract, sold, didn’t sell, and back on market when a deal falls through. Back on market is the warmest household you’ll mail: they were packed, and now they’re shopping again.

We look at the photos

Empty-looking interiors stay off the run. Furnished homes get a move size, S to XL. When the photos can’t tell us, the home still goes out, marked not determined. We don’t guess.

An email with the day’s list as a spreadsheet and a print-ready sheet of labels. The label carries the owner on the county record when there is one, and Current Resident when there isn’t. A webhook and the connector are there for shops that want them, and skip trace is there for the days you’d rather call.

One click, one credit

Open any home and click Skip trace. The phone numbers and emails on record come back in seconds, stamped with the date they were pulled. A credit is used only when something comes back; a miss is free. 500 credits a month are included, and more are $15 per 100.

Or set a filter and let it run

Turn on auto skip trace with a filter, say pending homes, L or larger, owner-occupied, and every hour we trace the new homes that match, until your daily limit or your credits run out. A home you’ve already traced isn’t charged again for 30 days; after that, one click refreshes it, because owners change.

The flags come with every number

Every number shows its Do-Not-Call and TCPA flags, and we mark known litigators and deceased people so nobody dials them by mistake. You’re the sender of record for every call and text.

What people ask before they join.

Are you charging yet?

No. Getting on the list is free and doesn’t take a card. We’re not taking paid customers yet. When we open, everyone on the list gets 72 hours before anyone else can sign up.

How is the price set?

By the zips you pick. Busier zips cost more: more homes, more people, more moves. Pick your zips on the map and your monthly price is right there.

What's on a lead?

One home per row: the address, where it is in the sale (coming soon, for sale, under contract, sold, didn’t sell, or back on market), what the listing photos showed (furnished, empty-looking, or not determined), a move size from S to XL when the photos show enough, and the name for the label. Phone numbers and emails are added when you skip trace the home.

Whose name goes on the label?

The owner on the county record, when it’s a person: “Priya Shah”, or “Priya Shah or Current Resident” if you’d rather cover a recent sale. If the county lists an LLC or a trust, the label says Current Resident. A home that just sold stays Current Resident until the records catch up. You set this once in Mail settings.

Can I get phone numbers and emails?

Yes. Click Skip trace on any home and we pull the phone numbers and emails on record, or set a filter and it runs on its own for the new homes that match. It runs on credits: 500 a month come with your subscription, and more are $15 per 100. A credit is used only when something comes back. Every number shows its Do-Not-Call and TCPA flags, and you’re the sender of record for any call or text you make.

What do the first 100 get?

A year at the founding price once we start charging: 30% off for the first 30 spots, then 25%, 20%, 15% and 10% off through spot 100. Your spot is your signup order.

Where do you cover?

Any zip the map can price, which is most of the country. Search your city or paste your zips. If a zip shows as not priced yet, we haven’t seen enough listing movement there to quote it.

How fresh is the list?

We watch the listings around the clock. A home that lists or goes under contract is in the next morning’s list, and if you use the webhook you can have new homes sent within the hour they’re found.
